CLEARSTORY ARTS MISSION STATEMENT AND COMMUNITY RULES

The mission of ClearStory Arts (“CSA”) is to create a sustainable, enduring space for artists and their creative process. This inclusive community of studios is established to allow for growth, demonstration, and creation of their work, and provides the public the opportunity to visit, view, learn, and acquire work by local artists.
These Community Rules have been developed for the personal and professional safety and enjoyment of everyone in the building. These rules may be subject to change as needed throughout any lease term, but will be communicated to the Tenant in advance.
General:
Artists will be respectful to each other, to ClearStory staff, and to guests in the space, and act in a professional and appropriate manner at all times. Absolutely no drama, ill attitudes, confrontational behavior, passive aggressive behavior, or otherwise will be tolerated, and ClearStory Arts staff reserves the right to terminate any agreement with the Artist based on this.
Any issues or concerns with fellow Artists or your tenancy should be submitted in writing to the Studio Manager, and under no circumstances to the fellow Artist.
Any building or site issues should be reported via Cobot, ClearStory Arts’ online management platform.
ClearStory Arts tenancy or membership is available to Tenants who are at least 18 years of age.
Because we are open to all ages of community members, the Studio Manager or other ClearStory Arts staff may choose to remove Artist art from the halls at its discretion.
Volunteering:
The following rule applies per studio, and is not applicable to Workspace Members.
At the time of signing a studio lease agreement, all members of a studio agree to volunteer an average of half an hour per month to help grow and build community at ClearStory Arts.
Volunteer tasks must be chosen prior to signing a lease agreement. You can find the designated sign-up form under the Cobot Help Guides.
Studios:
The following rules apply only to those with designated studios (not Workspace Members):
Artists are expected to use their studios. ClearStory Arts is not a storage facility, and we do ask that any person using their studios be actively using them. If you are no longer able to use your studio as expected, contact the ClearStory Studio Manager.
Artists’ work, materials, debris, etc. will be kept within their own studios and not in the ClearStory Arts storage areas. Short-term exceptions may be made during large open studio events with prior written permission from the Studio Manager. All temporarily stored items must be removed by the agreed upon deadline.
With the exception of First Fridays or otherwise written requests from the Studio Manager, all studio lights must be turned off when the studio is not in use.
No cosmetic or structural studio changes may be made without prior written approval. Under no circumstances can any of the following be permitted: erecting or placing anything within 18 inches of the sprinkler heads on the ceiling; hanging anything on pipes or conduits; painting brick walls, wood/metal columns, windows, or floors.
Each artist must obtain their own business licenses, collect applicable sales tax, file all applicable tax returns, and keep sufficient records thereof.
Artists will display their name and studio number at the entrance to their studio. This signage may be requested from the Studio Manager if needed.
Artists are required to keep the inside glass of their studio door clean, as well as the inside glass of windows should the studio have them. Windows and natural light must not be altered by Tenant. Interior windows must remain uncovered during public hours and public events, such as First Fridays, unless temporarily needed for privacy or obstructing light for art production.
All art provided for hallway display must be wired and hung by the Artist, be tasteful and look professional.
All artwork provided for hallway display must be hung within the designated space per studio. If Artists would like to hang artwork in other spaces, they must reach out directly to the Studio Manager for approval.
Each Studio will be provided three (3) hours Workspace booking per month, with no rollover or accumulation of hours. These hours must be booked 24 hours in advance via the method set forth by CSA staff.
Workspace Members:
The following rules apply only to Workspace members (not those with designated studios):
Members must check the booking calendar on CSA’s online management system prior to coming to the Workspace. Members may not use the Workspace when the Workspace has been reserved on this system.
Any shared tools or equipment provided in the Workspace must be officially checked out by all Members using them by marking your name, time checked out, and time checked in.
Members understand that any amenity available in the Workspace, including but not limited to the adjustable height workbenches, stools, tabletop easels, are used on a first-come-first-serve basis. Members shall not use these items for longer than a reasonable period, and may only use them when present in the Workspace.
Absolutely no tools or equipment owned by ClearStory Arts are to be removed from the Workspace at any time.
Common Areas:
All restrooms and sinks will be kept clean at all times.
All artists at ClearStory Arts must keep the kitchen area clean. Make sure the microwave and counters are clean and free of food after usage. You are welcome to bring your own lunch and store items in the refrigerator. Please label and date the food put in the refrigerator. Staff reserves the right to throw anything in the refrigerator away.
Do not make phone calls on speaker. Please step away from other working artists if you are to make phone calls.
Prohibited Uses:
All artists at ClearStory Arts, including Studio Leaseholders, Studio Mates, Team Members, or Workspace Members will not:
use the ClearStory Arts or services for any use that is prohibited by law, these Rules, or any other purpose prohibited by public notice at ClearStory Arts;
use ClearStory Arts in any manner that could damage, disable, overburden, impair, or otherwise interfere with any other party’s use and enjoyment of ClearStory Arts or Services;
obtain any materials or information not intentionally made available to Artists at ClearStory Arts or through the Services;
use ClearStory Arts or Services in connection with contests, pyramid schemes, chain letters, junk email, spamming or any other duplicative or unsolicited message;
defame, abuse, harass, stalk, threaten or otherwise violate the legal rights, including rights of privacy and publicity, of any person or entity;
publish, post, upload, distribute or disseminate any inappropriate, profane, defamatory, obscene, indecent or unlawful photo, topic, name, material or other information;
upload, or otherwise make available, files that contain images, photographs, software or other material protected by intellectual property laws, including copyright or trademark laws (or protected by rights of privacy or publicity) unless Artists own or control the rights thereto or have received all necessary consent to do the same;
download or reproduce, display or distribute any file(s) that Artists know, or reasonably should know, cannot be legally used in such manner;
create nuisance or noise that is disruptive to fellow Tenants or Artists, including excessively loud music or barking dogs;
harvest or collect information about others, including email addresses, without the authorization or consent of that party;
create a false identity for the purpose of misleading others.
Disclosure of Information:
ClearStory Arts reserves the right at all times to disclose any information about Members or your participation in and use of our Services as necessary or advisable to satisfy any applicable law, regulation, legal process or governmental request.
ClearStory Arts, its employees or assigned agents may have access to Member's spaces and observe proprietary methods, materials and/or techniques. ClearStory Arts, its employees or assigned agents agree to keep confidential this information and cannot distribute information about the Member's methodology, materials or techniques without prior approval of the Member. All artwork is subject to US copyright law and all rights are reserved by the Member unless expressly granted or licensed to ClearStory Arts, its employees or assigned agents. Permission needs to be obtained from Members to photograph, record visual and/or audio representations of artworks, document work, document works in progress, methodology, techniques or materials. Any means of documentation for use on, but not limited to, social media, marketing, community outreach, education or branding by ClearStory Arts, its employees, or assigned agents must have prior written permission of the copyright owner. When requested in writing from the copyright holder, ClearStory Arts, its employees, assigned agents, or successors will remove requested material from all use including but not limited to social media and websites, and cease and desist the use of protected copyright material in all instances of usage, and delete material from any and all storage devices, playorms, networks, hard drives, etc. ClearStory Arts, its employees or assigned agents cannot make derivatives of the Member's work without permission. Derivatives are subject to the same us age restrictions expressed herein unless licensed in writing.
